Legal Question in Real Estate Law in Virginia

We are looking to buy a property in Prince Georges County, VA. It was part of a larger lot that was sub divided. We found that the house is on one lot and the water well and part of the driveway are on another lot already sold to someone else. Since there is no easement in place, how would we go about getting one if we buy? What is the process and what kind of expenses would be involved? It is on a hill and would be very difficult and costly to relocate either the well or driveway.
