deed of gift
I have just given a married couple a deed of gift for their first home. However, now they are having problems, is there a way for them to reverse the deed of gift and have one of their names taken off of the deed of gift? Thank you

Either one of the donees of your gift could simply quitclaim his or her interest in the property to the other.

A valid gift can generally not be retracted. However, if either of the recipients is willing, he/she can deed back to the grantor, or to the other recipient, his/her interest.
