Deposit for the rent

My daughter with the friends applied for a rent. With the application landlords requested application fee and the deposit. After 2 days students decided not to sign the lease. Until then they even were not informed if the applications are approved and one of them did not fill application and paid fees yet. Landlords refusing to pay deposit back, telling this is their policy. There was no verbal or written warning about it.

If the landlord is subject to the Virginia Landlord/Tenant Act, there are required procedures for the refund of application fees and deposits. You might want to discuss this with an attorney.
