Legal Question in Real Estate Law in Virginia

my dog supposedly killed the neighbors goat on my property. the animal control officer would not press charges because there was no way for them to prove my dog killed his goat. i agreed to replace the goat to keep the peace. he reported to the animal control officer he paid 40 for the goat. i have been trying to pay him the money for 4 months now and he wont open the door. i got one of his renters to try and give him the money he would not accept it and says the goat was 150. now i dont want to pay him the 40 because i still think he will try to take me to court for the remainder. what should i do?

Yes, if you continue making offers to settle the matter, he

may indeed be emboldened to take you to court.

My advice would be for you to immediately cease making all such

overtures and let the "old goat" stew in his ill-founded resentments which

likely will further exacerbate his aging apace and natural irascibility.
