Your situation would appear sufficently complicated to justify the modest expense in arranging for a consultation with a Virginia lawyer who is appropriately knowledgeable and experienced in landlord-tenant and real property law, and related matters, and who should be able to advise you as to an appropriate course of action for your particular situation.
Re: eviction
Your options may be determined by what the rent-to-own agreement states about late payment and taxes. You may have enough invested in this to warrant hiring an attorney. Also, from what you say, if the rentis paid by the 12th (within the 5 days) the pay or quit would seem satisfied. The propety tax issue should be reviewed because a rent-to-own is not a purchase. If you had purchased, this would not be a "landlord/tenant" action.
