eviction / termination of lease for nonpayment

Tenant has history of late payments & given 1 bad check. Sent letter asking for payment & stated default of lease will result in termination. Lease is for one year with 30 days notice. 1st default/nonpayment has not been corrected. Now second month is past due. Tenant now owes 2 months rent. Do I have to give 30 days notice or can I proceed with Pay or Quit procedure since a 2nd default has occurred? Tenant has not responded to letter or phone calls.

Re: eviction / termination of lease for nonpayment

No additional 30-day notice is required. You can terminate and proceed to file in court to evict, provided the procedures in the lease and any statutory procedures are followed.
