ex's name on deed
my ex husband's name is not on the note of my house however, it is on the deed of the land along with my name. If my house was to go into foreclosure but I had a buyer. Do I need his permission or signature?

Yes. He needs to sign any deed. He should want to, as the foreclosure may show up on his credit.
