ex's name on deed
my ex husband's name is not on the note of my house however, it is on the deed of the land along with my name. If my house was to go into foreclosure but I had a buyer. Do I need his permission or signature?

Yes, you do. As of now, your ex husband is a co - owner of record in the land records. That he is not on the note only means he is not obligated to pay the mortgage. You might want to contact a real estate attorney.
