Legal Question in Real Estate Law in Virginia

I want to file a suit against my landlord for damage of personal property that were caused by her repairman. While "fixing" the roof, the repairman did not cover the exposed area completely. A rain storm occured and two or more inches of water came in and ruined a whole room of furniture fixture etc. A agreement had be made the deduct the value for my rent. She are renaged and has sued me for non payment of rent.

So, go to court in her suit and explain to the judge your defense(s) to

this landlord's claim against you for nonpayment, i.e., your alleged set-off agreement.
