Legal Question in Real Estate Law in Virginia

golf course liability

i live off of the 12th hole , the house has been here for 30 years, i have been here for 6 years. i cannot keep the golf carts out of my yard, i cannot keep the players out of my yard. they have killed my grass, ruined the slope on my hill, hit my house about 200 times, pounded thru my screen porch and i just spent almost a thousand dollars rescreening the porch and now three weeks later the balls are destroying it again, my doors are also all dented and they have even hooked one around my house and into my new van. the golf course owner say that they are not responsible, i have to catch the golfers and make them liable? the 12 hole is almost like a horseshow, you think they would straighten it. what can i do. thankyou

Re: golf course liability

Assuming the course was there first, you bought a house on a golf course. While it may make golfing convenient, and may have nice views, you certainly knew that golf involves hitting small hard balls long distances, and that they don't always go where the golfer would want. Unless there was a change in design of the hole that increased the damage, you are out of luck. Perhaps you can put up a barrier?

Re: golf course liability

More information is needed. For example, you say the house is 30 years old, how old is the golf course? The design of the hole may be an issue. I suggest you contact a real estate land use attorney.
