Home owned by father and mother...

My father and mother both own a home that I have lived in and have paid off...My father and I have not heard from my mother in over 5 years. My father would like to sell me the home but both names are on the deed. We have no idea how to get in touch with my mother. They have are both remarried if that makes any difference. How can my dad turn over the house to me? Is there an easy way to do this? My mother has never put in any monies into this house...and left my dad over 20+ years ago. The house is only valued at 50,000.00 and when I spoke to my mother about 10 years ago she said shed sell it to me for half a million...fyi my mother is nuts and she lost all 4 kids when I was very young, the state took us away from her, not sure if that makes any difference. And being 5 + years I can't find her to see if she would be willing to sign over the house to me. I just need to know how me and my dad can get her name off the deed. Not sure where to even start. Any help would be great

Put, simply, given the circumstances which you've described, there's no simple way for you to get your mother's name off the house deed, absent her voluntary signature.

I agree this will not be an easy, fast fix. One option that may be available is a suit for partition. Consult with a real estate attorney to discuss the details of such a suit and discern if it is appropriate in your case.
