Is it legal for a seller to refuse to pay closing costs and agents' commissions?
I am trying to buy 2 vacent lots adjacent to my property. The seller is refusing to pay my closing costs, my agent's commission, his agent's commission, and HIS closing costs. His agent took a drastic commission cut, down to 1%, but still the seller refuses to pay him. Can anything be done legally, or will the buyer be forced to pay all cexpences? What might happen if the buyer pays his closing costs and pays the agents' commissions, but refuses to pay the seller's closing costs? What happens if both buyer and seller refuse to pay the seller's closing costs?

Unless an agreement has been reached on who is going to pay these costs, the sale may not close.
Or, if it does close and one of the parties pays all of the costs, he may then sue the other to recover what the other may have been legally responsible for paying.
