Re: life tenant

I don't understand your question, but there is no easy way with LawGuru to give feedback wthout answering it this way.

Please clarify some things as follows:

Are you the owner, who has granted a life tenant interest to your parents, or are your parents the owner who have made you the "remainderman" who takes the property after their right to use the property during their lifetime?

Was this done in the actual deed? Or was this arranged by a separate contract? Or was it agreed informally?

When you say you want to raise the interest your parents hold, what kind of increased interest do you want them to have? If they have a TRUE life estate (if they are life tenants), they have full rights to the property for their entire lives.

I don't think it is actually possible for them to have any greater interest in the land. They will have the land like full owners until they die.

At least that is true if they have a TRUE life interest (life estate) granted by deed.

If their arrangement is only informal, it could be made more formal.
