Life Time Rights

My mother owns 60 acres of land, she gave my grandparents life time rights to 10 acres where they have placed a double wide. My grandparents want to leave the house and ten acres to me when they pass away. My mom says since she is the one that gave them life time rights. She is the one that legally gets the house and land when they die. I think if you give someone life time rights they should be able to do what ever they want to do with it. Who is legally in the right?

If Mom owns the land, and either formally or informally gave the gransparents a life estate, mom gets it back when they die unless the deed says something else. A life estate is just that: it gives them the property for their lives, but they don't control its fate after that.
