Legal Question in Real Estate Law in Virginia
how to make a signed document legal
I have loaned someone $20K for the purchase of a home. We have a signed agreement. Would it stand up in a court of law without it being notorized?

It doesn't have to be notarized, but without seeing it, no lawyer could tell you that it will or will not "hold up in court." For that much money, you may want to see a lawyer about the documentation of the loan, and consider securing your loan against the property with a deed of trust (mortgage).

A notary is not required to make a written loan enforceable. To "secure" the loan, you may want to reecord a deed of trust.
