Mother has life time estate and deeded house to daughet & son

My mother has a life time estate in her home but deeded it to me & my brother. She is now in a nursing home and my niece & her boyfriend is living in the house and not paying rent. They have had the law over at the property several time and we are wondering if we can have them vacate the property. My mother does not want them to leave. What is my rights & my bother right? Can we override what she says?

If your mother's life estate is still viable and has

not yet been extinguished, then the question would seem to be whether she can decide who may occupy the property in her absence.

You should therefore consult with an attorney who deals with estate and real property matters for further advice on this particular issue.
