non-judicial foreclosure in VA

This is a followup to previous question. I am the lender on a ''hard-money'' loan. The collateral is a house in Suffolk. I can't get an attorney - I'm on Disability and no retainer $. I was getting my info from Commonwealth of VA legal info site. I have tried legal aid - they're backed up and no one else will help. I am about to lose my house because of this. The ''package'' I was talking about was forms available from LawGuru re: foreclosure.

Generally, a foreclosure can be conducted with no money up front. The trustee on your deed of trust has to do it, although you should have the power to designate another trustee.
