Legal Question in Real Estate Law in Virginia

Oral Agreement Valid?

I share a house with several other guys. When we first moved in we all agreed that if oneof us ever wanted to move out that we would find someone to replace us therefore to take care of the rent. One of the guys decided to move out and could not find a replacement. Thus, this causes the rent for the rest of us to go up. Does the oral agreement hold up if there were 3 othe guys who heard it as well and can we collect the money from him via court if need be?

Re: Oral Agreement Valid?

Sure, if you can convince the judge by a preponderance of the evidence that in fact there was such an agreement (oral lease).
