Is POA good enough for closing

Referring to the POA for selling a joint ownership on 1-10-07. After your advice,

I found no.17104 - Virginia Limited Power of Attorney for Sale of Real Estate. Is it the form i need? because I don't see the Special not General POA.

On the other hand, if I order this form from lawguru dot com, after my mom signs it with notary stamp on, is it good enough to process everything til the end of closing document for selling our property? Will the real estate or title company ask require a POA from their own lawyer? If any trouble occur when the property needs another type of POA, it will be difficult to have my mom sign after she leaves the USA.

Get the title company to give you a POA. That's the only way to be sure that it will be satisfactory to it and to the lender.
