Our neighbor is wanting underground power lines but needs a easement through our property line.What are if any risk to this and should we charge a fee and if so what is reasonable/

You may grant to your neighbor an easement so he may use your land for his underground power lines. This will require the drafting and execution of a deed. You probably want to have a survey done to ensure the location of the easement and to provide a description of the easement in the deed. The deed creating the easement should be recorded in the land records so any person that purchases your land or your neighbor's land recognizes that the easement affects your property. This may require a fee from the county. Further, you probably want to find out the value of easement and the effect this easement will have on your land value from a respected appraiser in your area. You may then assess what a fair price is for this easement.
