Property left after settlement
A friend recently closed on a home in Virginia and was unable to remove a playset before settlement. In the contract it stated the playset did not convey. She informed her realtor that she was unable to remove the playset before settlement. The realtor never persued it further and has refused to help her now. When the company came to remove the playset, the day after closing, they were told they were trespassing and that since the owner had not removed it before closing they owned it now. What can she do?

Your friend could file what's called a warrant in detinue in the local general district court for the return of her property, or, in the alternative, entry of a judgment against the allegedly wrongful withholder of it in the amount of its fair market value.
