Legal Question in Real Estate Law in Virginia

The property management company closed down unexpectedly. The PM company said they were sending the homeowner our security deposit. Now, the homeowner will not do a walk-through and will not give us any money because the PM company has not sent him our deposit. Who do we go after to get our security deposit back, the homeowner or the broker of the PM company who lives and works in another state? How do we protect ourselves regarding the security deposit since the homeowner will not do a walk-through with us?

Generally, it is the owner/landlord who is responsible for returning the security deposit, and for the default of his/her agent, the PM company. You may need to sue the owner to get it back - make sure you comply with the terms of the lease and if they refuse, take good pictures and sue them.
