Legal Question in Real Estate Law in Virginia

I wish to purchase a property from a person who inherited the property. The last recorded deed, however, only has the names of the deceased (not the seller's name). Can the seller proviide me with a warranty deed, which I can then record?

Yes, you should insist upon it as a condition of the sale. Who knows what

"clouds" may be lurking on the title to this property just over the horizon?

The sellers/heirs will have to file a declaration of heirs in the land records, and then they will need to provide any documents required by the title company to verify title. DO NOT DO THIS WITHOUT BUYING AN OWNER'S TITLE INSURANCE POLICY.
