Legal Question in Real Estate Law in Virginia

I purchased a mobile home and the seller will not sign over the title to me. I have been in this home since 2007 and she did send the title at one point. I had to have emergency surgery and the title was misplaced before I could get to the DMV. I have tried to call her but her cell phone has been turned off, I have spoken to her father and he will not give me a phone number to reach her; I have left my number with him on numerous times. I am having problems getting insurance. What can I do?

She has been paying the taxes on this property and I understand she would like for me to reimburse her for the taxes. I say she has benefited by claiming them on her income tax form.

So, if you cannot find the title that conveyed this mobile home to you, and the

seller now refuses to have or insulates herself from any contact with you, why not make inquiry of the DMV as to what documents you might now submit to them in order to get a valid title for the home?

You might also consider sending a letter c/o the seller's father offering to reimburse her for the taxes if she can send you a new title.
