Legal Question in Real Estate Law in Virginia

Purchased property fron realor,attorney did title search and was assured I was getting 4 acres. Surveyed and sold 2.5 acres. After 3 months the folks that listed the property with the realtor produced a deed claiming 1 acre within the bounderies of my land with .4acres inside the property I sold. I am being advised that I may be on the hook for this. The same attorney that did the closing and search seems to have very little hope for my situation. The listing was for 2 houses and 4 acres of land, i puchased and if this deed holds it would also include one of the houses. Seems I am being hosed on that the realtor,attorney, and the surveyor would have some liability here. Help?

So, assuming your purchase transaction was surely covered

by appropriate title insurance, this should be the place you

should start with first in determining who has primary responsiblity for

this transaction gone awry.
