Legal Question in Real Estate Law in Virginia

I am considering purchasing a modular home. For the home loan I'm being told the land it resides on must be used as collateral otherwise it has to be a double -wide. is that true

It could be a condition required for the loan by the particular lender involved, but probably not state or other law(in my opinion).
