if two are on a deed does a qcd release one from the first deed and mort. payment

Yes, if the two who are on the deed both quitclaim their respective interests to the one who is to remain on the title, the other is effectively removed from the deed; however, the one who was removed from the deed, still remains very much on the mortgage(deed of trust)until either the mortgagor agrees to release her/him(not likely) or the mortgage is refinanced in only the name of the person remaining on the deed.
