I own some real estate in Virginia and I would like to give it to my niece with is 4 years old. Can I have her name put on the deed

No, putting real property assets in the names of children is generally a bad idea

for a number of reasons that I will not detail here. Such transactions are normally

put in the parent's name, guardian, or other reliable trustee who can be

trusted to safeguard the property and to legally convey it to the child at the appropriate time.
