My cousin and I both have joint ownership in 6.93 acres of land. We have the land survey and applied for an division. The zoning office said that once the division was approved, we needed to do a transfer deed where she keeps 3.465 acres and I have 3.464 acres. what are the steps that I need to do, so that she have her deed and I have my deed.

Most likely the two of you would quitclaim the whole presubdivided acreage to each of you individually owning each 3.465 parcel.
