Legal Question in Real Estate Law in Virginia

I've recently moved out of my ex-boyfriend's house. He owns the house (no mortgage), but 1% of it is in my name. I would like to absolve myself of all legal connection to the house, and I would like to sell my 1% back to my ex-boyfriend. My ex and I are on OK (but not great) terms.

What should I know about my rights, how much of this I need a lawyer for, and the likelihood of me getting rid of this property easily and with some profit? I realize that 1% is very little. I'm guessing the house is worth $250K or less, though it hasn't been appraised lately. It was last appraised in 2007, before some major home improvements, but also before the housing market crashed. Removing my name from the property takes precedence over receiving monetary compensation.

to dispose of your one percent interest.
