Legal Question in Real Estate Law in Virginia

Re-deeding land/house for refinancing

I have a 100 acres of land with 2 dwellings that is currently owner financed and i would like to refinance. I've been told that I have will have to refinance with one house and anywhere from 5 to 20 acres of land. Do I have to have an attorney to do this? I don't know where to begin this process. Thank you.
