Removal of Name from Title of Property

What are the necessary procedures to remove an unmarried individual's name from the title on a house. The Mortgage is only in one name, it is just the title that the second individual's name needs to be removed.

Not easy to do, unless the "removee" agrees to voluntarily convey his or her interest to the remaining owner(s). You either negotiate a buyout of this individual's interest in the property and he or she then executes the necessary document(s)or you file suit in the local circuit court for a sale of the property in lieu of partition with division of the sale proceeds among the owners of record.
