Legal Question in Real Estate Law in Virginia

We are about to rent our Home in Virginia. I found a rental agreement online for Virginia. Can I delete some of the Virginia Laws? for example the paying the tenant back in interest that their deposit has accumulated. Of if an earthquake or other natural disaster hits and destroys the house, it's my responsibility to pay for a hotel. \

Can I literally critique it to what I want to it say and have that be the only, and final word of the contract to follow?

No, you cannot "delete some of the Virginia laws" which would still apply if

in fact they are actually laws. You may, however, delete provisions in

the lease agreement which are discretionary between landlord and tenant and do not involve health, safety, or other nonnegotiable aspects of the tenancy.
