Legal Question in Real Estate Law in Virginia

Rental Agreement

I have been renting a duplex for a couple months now. I have had a few altercations with my landlord about repairs in the duplex. 5 days ago the hot water heater broke. I called her immediately and ask her to come out and fix the problem. Her husband came out first to look at it and decided he would do the repair himself. Five days later, the heater was not fixed. This morning i called again and she said give her till Sunday to fix the problem. In total that would give her 8 days to fix a small problem with a water heater. The place is basically inoperable without this and i have been staying at my boyfriends. Is there any way for me to break my agreement because of her inability to work with me??

Re: Rental Agreement

If you mean to ask, could you now break your lease agreement at this appparently ealy stage in the term of this lease without penalty based upon this malfunctioning water heater and the landlord's alleged failure to get it working after a week or so, my answer would be, no, that is unlikely.

Under current Virginia landlord-tenant law it will take much more than this(which yourself have characterized apparently as a small problem)to allow you to break this lease with impunity.
