Rental condo

Good Morning,

My husband and I signed a lease in September to rent a condo from our friend. We've come to find in the past few months that this condo is not the greatest thing like he said. I was trying to find a way out of our lease when I realized that we singed a lease for a commercial property not a residential property. Is that legal? Is there anyway to get out of this lease legally without any legal reprocussions? Also, can you rent out a property you just bought? Our landlord bought the property this past May and rented it out to us in September.

1. The fact that the lease is technically for a commercial rather than a residential property should have no signficant bearing on its validity/enforceability.

2. No, you will not likely get out of this lease "without any legal repercussions"---if you unilaterally decide to terminate your tenancy--- although you may wish to have an attorney review it so that s/he could further advise you.

3. Yes, of course, one can "rent out a property" that one has just bought(which may in fact be necessary in order for the landlord to meet the mortgage payment on the property).
