I recently approved a tenant for renting a house and accepted there deposit. My wife and i are having second thoughts about approving a pet in the house. I called the applicant to tell them how we felt they were disapointed

I gave them a rental agreement with my signature but not my wifes.Are we legally responsible to lease them the house are can we send back there deposit explaining our concerns about the dog. The current tenants wont be moving for a month and they want to move in a month later. My wife talked to the current applicant and they my seek legal advice.
