What can I do with a renter's posessions?

We had a tenant in our rental property break the lease and leave. His girlfriend who was not on the lease left her stuff and has not retrieved it after several notices. At what point am I legally able to remove the possessions? What can I do with the stuff?

Send formal written notice to the girlfriend's last known address that she has 30 days from the date of the letter to remove these items of personal property from your premises or they will be disposed of. (Keep copy of letter for your record in case she later decides to sue.)

Then, if the items are not removed by the date stated, dispose of them as you please.
