what is my rights when a neigbors tree falls on my bulding?

Would likely depend upon whether the fall was forseeable or not.

If yes, then the neighbor is probably responsible but if not, then s/he

is likely "off the hook" so to speak, in terms of legal liability.

An example of the latter would be the tree falling due to an Act of God,

e.g., lighting strike or fierce storm sweeping through the area such as much of the mid-Atlantic experienced last week.
