Selling a house, disclosure of water damage after inspection, before close

My friends have a contract to sell their house. Home inspection is done and buyer is happy. Four weeks before close, a pipe broke causing 30K+ in damages to all three floors. Insurance company says they will have it all fixed before close.

Realtor says they do not have to disclose to the buyers. Do my friends (sellers) need to disclose this to the buyers?

Only if the buyers ask the sellers questions regarding the matter. The sellers are then obligated to answer all such questions truthfully and with full disclosure.
