Selling a parking space
I have a second parking space bought with my condominium and would like to know how to go about selling the space? I have a deed of gift from the other party on the original deed and had since moved out of state.

First find a willing buyer for the parking space by doing some local advertising around, including on any bulletin boards available for such matters in the condo itself. Then, when you've located such a buyer, I would advise turning the matter over to a real estate attorney to prepare the purchase contract as well as the deed and any related papers in order to complete the transaction.

Yes, if you acquired this by a deed, then I would have a real estate attorney draft a new deed and sale contract. It is really NOT that expensive to have an attorney write a standard deed (if they do it regularly). I have a case going to trial Dec. 15 where parties spent years litigating over a home-made, do-it-yourself deed. Instead of spending a couple hundred dollars, they have spent many tens of thousands of dollars litigating. So doing it right is not that "expensive" in the long run.
You could certainly draft a sale contract on your own and perhaps it would be okay. But if there is an actual deed involved, you have to have that recorded in the deed records, so it really needs to be done precisely and correctly.
I would be especially concerned (about getting it done carefully) if you acquired both parking spots and the condominium itself in the same original transaction. You want to make sure that carving out the 2nd parking spot does not in any way harm your paper trail for the condominium itself.
