Short Sale House under Trustees Sale

What happens when a house that has a contract on it (a short sale) then undergoes a trustees sale.

Does the prior contract become null and void. Or is it still valid?

And will the lender generally honor that contract even if it isn't legally binding at that point?

The trustee's sale of the house would obviously supplant and effectively make the contract for a so-called "short sale" an irrelevant nullity.
