Legal Question in Real Estate Law in Virginia

I have signed a contract to purchase a property that is on a non state maintained road. The sellers and sellers agent verbalized to me and my agent that it was maintained year round by the state game and inlet fisheries. It has been revealed that the road in no maintained at all. Do I have grounds to cancel the contract?

Possibly, depending upon how this alleged "verbalization" actually occurred, but I would recommend consulting with an attorney on the matter before taking any such action.
