Legal Question in Real Estate Law in Virginia

My sister inlaw and her grandson bought land and a modular home in both their names.

She said she signed an agreement that she could live there till her death. She later turned

everything over to him and took her name off the deeds.

If he wants to sell, does she have any rights or can she prevent the sale?
