Legal Question in Real Estate Law in Virginia

My son is buying a place with his girl friend, I am giving him the down payment, $51,000. Now do I protect that money , so that he will get that amount back if they break up and the place is sold. Since he is putting all the money down, how should the owners be listed on the Deed or Title? We live in Virginia.

One way would be to put the house in just your son's name, not hers.
