Legal Question in Real Estate Law in Virginia

In the statement, "together with the non-exclusive right of way to the road; this right of way shall be limited to the Grantees for access only", does non-exclusive mean that the right away would transfer to the next owner of property? Does "Grantees" refer to the specific owners only (by name) or the owners and their invited guests, etc?

1, No, not necessarily.

2. Most likely the owners and whomever they give permission to use

this right of way in the same manner which they're entitled to use it.
