Legal Question in Real Estate Law in Virginia
I have a tenant that has given her 30 day notice and owes no rent as per our contract.I informed her that the property would go up for sale. She agreed to show the house as long as she had 24 hours notice. She has canceled 5 times now when these could have been potential buyers. Do I have any rights I can enforce on her? Without reviewing this referenced contract and whether it has provisions involving the tenant's expected cooperation in showing the house for sale, I would have no opinion as to whether you may have "any rights" which can be enforced against your tenant in this regard, but if there are any, I supect it would be simpler (and likely cheaper) to just wait her out for the 30 days when she must leave rather than attempting some other course of action .
