Legal Question in Real Estate Law in Virginia

hello i have a tenant that it late every month i told her today that she has 30 days to move she is not in a lease right now due to her late payments i will send her a certified letter on monday and i am sending a pay or quit notice today she owes 1050.00 and continues to tell me she has other bills what else do I eed to do to get her out the property.
