Does Virginia have a transfer-on=death or beneficiary deed

Yes, it's called a transfer on death deed pursuant to the Transfer on Death Real Property Act. It permits an owner executing such a deed to avoid probate. The deed must be executed before a notary public or other appropriate official and recorded in the office of the clerk's office of the circuit court where the property is located.
