Water Damage to Townhouse Next Door

A washer hose burst in my rental townhouse and the water damaged the wall and rug in the townhouse next door. My insurance does not cover the damage. Am I liable for the damage next door? If not, would the damage possibly be covered by my next door neighbors insurance?

You and/or your landlord are liable for the damage

caused to the adjacent townhouse.(Review the terms of your lease to clarify this particular issue.) It's possible(as you've suggested), nevertheless, that your neighbor may also have homeowner's or other insurance that would cover this damage. Unfortunately, this person may be reluctant to submit a claim to his/her insurance carrier for fear that the carrier might raise the premiums or possibly take some other adverse action.

However, notwithstanding the foregoing, you certainly have nothing to lose by raising this issue with your neighbor to see whether the damages could be covered under this person's policy.
