Legal Question in Real Estate Law in Virginia

How do I write a lease for a middle aged man with school aged children who lives with his elderly parents, the kids too, rent free, but he maintians his parents house and takes care of them, grocery shopping, doctors, etc. He has to give a lease to the school system.
